Article 1 (Conclusion of contract)

A short-term rental agreement is a contract to use a part of the room in the “Good Moments Share House” for temporary housing purposes, and the promises to obey basic regulations for the rights and obligations of each resident in order to maintain order and create a peaceful and harmonious residential space like our home, we conclude a short-term rental contract as follows.

 

Article 2 (definition of terms)

   The definitions of terms used in this contract for short-term room rental service contracts provided by “Good Moments Share House” are as follows.

1.    "Short-term rental contract” means an agreement between a user and rental service provider that is providing room space by minimizing the burden on the user for temporary residence in the period from a minimum of 1 month to a maximum of 12 months. Therefore, “Good Moments Share House” does not keep any deposit.

2.    The term “resident” is the comprehensive meaning of each or whole user who moves into the "Good Moments Share House" and temporarily shares a part of the housing space.

3.    The term "lessee (tenant)" means a party to a lease contract who temporarily rents a portion of the residential space of "Good Moments Share House" for a short period of time.

4.    “Host (landlord)” means a person who rents a part of the residential space of “Good Moments Share House” for the short term.

5.    The term "operator" means a host or the person in charge of the operation and the person who belongs to the operating company and performs the management work.

Article 4 (Delinquency of rent fees)

If the lessee delays the rental fees for more than 3 days, the short-term rental agreement is automatically terminated and must be left immediately from the house.

 

Article 5 (extension and renewal of short-term rental period)

   The short-term rental period is from 1 month to 12 months in principle.

   The short-term rental period is considered to be automatically extended by 1 month if there is no notice of termination 15 days before the end of the contract period.  e short-term rental period is considered to be automatically extended by 1 month if there is no notice of termination 15 days before the end of the contract period.


Article 6 (termination of agreement)

   If there is a reason to terminate the contract, the lessee must notify the lessor (or operator) 15 days before the day of going to check-out. In case of receiving notification 15 days prior to check-out, the lessor must refund the remaining amount after deducting days as many as stayed by dividing the monthly rent by 30 days. However, this rule applies from the second month, and in case of early checkout in less than a month or in the event of violating the 15-day notification period, the lessee relinquishes 100 % of the monthly rent.

   In the case of making a reservation over an online booking website and moving in, Article 6, Paragraph 1 does not apply until the online reservation period ends, and the cancellation & refund would be according to the online site's cancellation & refund policy.

   If the host needs to close or suspend the shared housing business due to home sales or other reasons, the host must notify the tenant of the closure or discontinuation at least two months in advance. And the remaining amount is refunded after deducting the number of days stayed by dividing the monthly rent by 30 days. If there is an additional advance payment except for the month stayed, 100% is returned.

   Termination notifications can be made through either email, messenger, or mobile phone text message.

 

Article 7 (Prohibition transfer lease)

The right to lease under a short-term rental contract is valid only for the first party to the contract, and the lease right for all or part of this house cannot be transferred or sublet to another person without the prior written consent of the host.

 

Article 8 (use of residential facilities)

   All facilities and household goods in the exclusive and common areas must be used with good intentions, and when damaged due to carelessness or negligence of the user in use, it shall be reimbursed to the same specifications.

   Limited devices such as computers or printers are available alternately for 30 minutes when there are two or more users.

 

Article 9 (Restriction on the entrance to outsiders)

   Outsiders are prohibited from entering in principle, and if it is absolutely necessary and it's two or fewer friends or acquaintances to visit, they can be interviewed on the sofa in the living room within 3 hours with the consent of the host (or operator). However, it does not apply to events hosted by the host (or operator) and if all participants or all residents agreed at a party or similar event that has been officially agreed with a large number of residents.

   When parents and siblings visit, if it is clearly confirmed that they are parents or family, the time can be adjusted in discussion with the host (or operator) up to two people.

   The visitors must be completed the meeting and left the house by 5 pm.

Article 10 (Use of common kitchen and dining space)

   When using the kitchen, it is used alternately so that the activities do not overlap with the people in a different room, and cleaning and tidying are finished after eating, and the kitchen and dining area are immediately vacated. (Applicable only during the covid-19 crisis)

   Prepare an appropriate amount of meals as much as you can eat and minimize food waste.

   When cooking rice, cook rice for at least 6 servings (6 cups) in a rice cooker, then put 1 serving each in the rice bowl and store in the refrigerator so that anyone can eat it when needed.

   When using a gas stove, pay special attention to the risk of fire, and use the firepower to be lower than the middle.

   When cooking with a gas stove, do not leave the kitchen and dining area to prevent fire.

Article 11 (Obey quarantine rules)

   Always wear a mask when going out.

   Wear a mask when staying in the shared spaces other than bedrooms. (Applicable only to social distancing phase 2 or higher).

   When you return after going out, be sure to perform hand sanitization at the entrance.

   The lessee does disinfect the bedroom with alcohol disinfectant once or twice a week, and the host (or operator) does it in the shared area.

 

Article 12 (Maintenance of cleanliness)

   Bedroom cleaning must be done by each user in principle, cleaning is done by turns on a daily basis with a roommate. If there are special circumstances, you can ask the host (or operator) less than 3 times a month.

   The common area should be arranged and cleaned by the user immediately after use so that there is no inconvenience for others to use.

   Regular cleaning in the shared areas is done by the host (or operator).

④ We do not collect garbage in the bedroom, and when garbage is generated, immediately classify it in collection boxes that are provided at the garbage collection point. (20220608)


Article 13 (Separate Collection of Garbage)

   The garbage generated by individuals must be strictly separated according to the instructions attached to the garbage collection place. And the garbage generated during the group activity needs to clean by the participants together.

   Residents in the "Good Moments Share House" strive to reduce environmental pollution to the extent possible, including plastic use and emission reduction.

   Eggshells should be rinsed in water and place in a trash container.

 

Article 14 (drinking and smoking)

Smoking is prohibited in all areas of the apartment building. Drinking alcohol with meals on ordinary days is limited to less than half a bottle of Soju and 3 glasses of beer, and the quantity of liquor that can be stored personally is limited to 1 bottle in less than 20% alcohol. Article 15 (Good manners)

   Do not say or do anything that might offend others. A word that belittles women or sexual harassment, sexual assault, swear words, or violence is absolutely prohibited, and in particular sexual molestation, profanities, or violence occurs would be accused to police and eviction would be taken immediately.

   When you feel discomfort from the words or behavior of others other than abusive or violent acts, express them politely, gently, and clearly so that the other party can know your feelings, and if it is repeated three or more times, notify the host (or operator).

   In the case of Paragraph 2, the host (or operator) convenes a general meeting and decides whether to disciplinary action or not. However, the perpetrator is excluded from attending the general meeting.

   The scope of disciplinary action that can be determined in paragraph (3) can be set at a reasonable level of disciplinary action among cleaning, warning, fine, and eviction. In the case of a fine, the maximum is 20,000 won or less, and the violator must agree and follow the disciplinary decision.

   Fines incurred in connection with paragraphs 3 and 4 shall be used in a useful way for the common interests of all residents.

Article 16 (Noise management)

   When talking in common spaces or bedrooms and when walking, pay attention to noise levels between floors so as not to interrupt the peaceful life of other households.

   The washing machine is used from 6 am to 10 pm, and the laundry must be finished by 10:30 pm at the latest.

 

Article 17 (Use of heating and cooling facilities)

Winter heating should be maintained at an indoor temperature of 23 to 24 degrees Celsius, and a summer cooling machine can be operated when the indoor temperature is 25 degrees or higher.

 

Article 18 (Avail bathroom)

   Basically, use the bathroom within 15 minutes, especially within 10 minutes before the morning rush hour (9:00 am).

   Only toilet paper that dissolves well in water must be used in the bathroom.

   After stool, put the used toilet paper in a toilet bowl and flush.


Article 19 (Lights-out)

   In principle, “Good Moments Share House” turns off all lights after midnight. However, in the case of special circumstances, it can be used continuously until 2 am with the consent of the host (or operator) in the common space.

   When entering and leaving the house after midnight, you must in and out quietly so as not to disturb the sleep of neighbors.

 

Article 20 (Amendment and supplementation of rules)

   Articles 11~19 and any part not specified in this contract may be amended and supplemented by general meeting when there is an irrational part, and if the host (or operator) agrees.

   Article 11 (Obey quarantine rules) is enforced only during the period of the coronavirus crisis and will be abolished after the release from the covid-19.

Detailed Information on Contract Terms
We provide guidance on the key contract terms that must be checked before moving in. All conditions can be adjusted through mutual agreement.
  • Security Deposit
    There is no security deposit.
  • Monthly Rent
    The monthly rent is paid on a fixed date each month and includes common utility fees such as electricity, water, and internet.
  • Contract Period
    You may flexibly choose a contract period ranging from a minimum of two weeks to over one year. Short-term stays are welcome, and long-term contracts are even more encouraged.
  • Contract Renewal and Termination
    Please inform us of your intention to renew the contract at least two weeks before its expiration. In case of early termination, a minimum of two weeks' prior notice is required.
  • Actions in Case of Late Payment
    In the event of late payment of rent, payment must be made within 3 days. If the delay exceeds one week, it will be regarded as termination of the contract.
  • Move-out Procedure
    On the move-out day, a facility inspection will be conducted together with the host, and you may check out at a convenient time before 6:00 p.m.
Rights and Obligations of Tenants
For a pleasant and safe communal living environment, we provide guidance on the rights you may enjoy as residents and the responsibilities you are expected to uphold.
Residents Rights
  • Privacy of individual rooms is guaranteed (unauthorized entry by others, including the host, is strictly prohibited)
  • Residents may freely use the common areas (living room, kitchen, laundry room, and bathroom).
  • Residents may request immediate repairs in the event of facility malfunctions or defects.
  • Stable residency rights are guaranteed during the contract period.
Tenant's obligations
  • Pay monthly rent and maintenance fees on the designated date.
  • Clean and tidy up after using common areas.
  • Refrain from during nighttime hours (22:00~08:00).
  • No intentional damage to facilities and equipment (liable for compensation if damaged).
Host's roles and responsibilities
The 'Good Moments' host will fulfill the following responsibilities to ensure residents' comfort and safety.
  • Safe living environment
    We maintain a safe environment 24 hours a day through the apartment security system and the host's presence.
  • Facility management and maintenance
    In case of malfunction of facilities or appliances, prompt repairs will be carried out, along with regular cleaning and maintenance.
  • Compliance with the contract
    All conditions specified in the contract will be faithfully fulfilled, and the rights of residents will be respected.
  • Communication and support
    We promptly respond to any inconveniences or inquiries during daily life and provide English communication support for foreign residents.
Contract drafting and submission procedure
Through a simple and transparent contract process, you can quickly prepare for moving in.
  • STEP 1
    Room inspection and consultation
    Choose the room you want and proceed with consultation via phone or message. A visit tour is also available.
  • STEP 2
    Discussion of contract conditions
    We negotiate detailed conditions such as the duration of residence, deposit, and monthly rent, and review the contract together.
  • STEP 3
    Contract drafting and signing
    Sign the contract together with a copy of your ID. Both in-person and remote (electronic signature) options are available.
  • STEP 4
    Deposit payment and move-in
    There is no deposit. If the online contract has not been completed, the contract will be signed on the move-in day, and the remaining balance.
