Article 1 (Purpose)
This Agreement constitutes a short-term lease between the
Lessor and the Lessee for the temporary use of designated private and common
areas within "Good Moments Share House." The purpose of this
Agreement is to maintain order in communal living and ensure the seamless
provision of residential services.
Article 2 (Definition of Terms)

Short-term Lease: Refers to a usage contract for a
duration of 12 months or less for the purpose of temporary residence. As a
rule, it operates on a pre-paid rent basis without a security deposit.
②
Resident: Refers collectively to Lessees who have acquired the right
of actual occupancy within the facility under this Agreement.
③
Operating Entity: Refers to the Lessor or a manager
(management company) authorized by the Lessor to perform management duties.

Article 4 (Rent and Measures
for Delinquency)
①
The Lessee shall pay the rent
in advance on the designated date.
②
If the Lessee delays rent
payment for three (3) days or more, this Agreement shall be deemed immediately
terminated without further notice. In such cases, the Lessee must restore
the premises to its original condition and vacate immediately.
Article 5 (Termination of
Agreement and Refund of Rent)
①
Termination by the Lessee and
Refund:
1. The Lessee shall notify the Operating Entity of their intent to vacate at least 15 days prior to the scheduled move-out date via written or electronic means (messenger, text message, etc.).
2.
If the notice obligation is
met, the rent for the remaining period will be refunded on a pro-rata basis
(Monthly Rent ÷ 30 days × Remaining Days). However, no refund shall be
issued for move-outs occurring within the first month of occupancy.
3.
If the 15-day notice is not
provided, the Operating Entity may deduct the rent for 15 days from the notice
date as a penalty and refund the remaining balance.

Termination by the Lessor:
1.
If the Operating Entity must
terminate the contract due to unavoidable circumstances (e.g., sale of
property, closing of business), they must notify the Lessee at least 30 days
in advance.
2.
In this case, the rent for the
unused period shall be refunded in full (100%) based on a pro-rata calculation.

Online Platform Reservations:
For
reservations made via external platforms (e.g., Airbnb, Agoda), the
cancellation and refund policies of the respective platform shall take
precedence over this Article.
④
Refund in Case of Forced
Eviction:
In
the event of forced eviction due to violations of Article 10 (Maintenance of
Dignity), no refund shall be issued for the remaining period.
Article 6 (Renewal and
Termination of Agreement)
①
Unless either party notifies
the other of termination at least 15 days prior to the expiration of the lease,
this Agreement shall be deemed automatically extended for one (1) month
(implied renewal) under the same conditions.
②
In the event of mid-term
termination due to the Lessee's circumstances, the Lessee must notify the
Operating Entity in writing or via electronic means at least 15 days before the
scheduled move-out date. Failure to comply with this notice obligation will
result in the forfeiture of the rent for the corresponding month.
Article 7 (Prohibition of
Transfer and Subletting of Usage Rights)
The Lessee shall not assign, provide as
collateral, or sublet the leasehold rights under this Agreement to a third
party without the prior written consent of the Lessor. Any violation shall
result in immediate termination of the Agreement.
Article 8 (Facility Management
and Restoration Obligations)
①
The Lessee shall use the
private and common facilities with the duty of care of a prudent manager.
②
If facilities are damaged or
lost due to the Lessee's intent or negligence, the Lessee shall compensate
with products of the same specifications or pay the full actual cost
required for repairs.
Article 9 (Communal Living
Rules and Control of Outsiders)
①
Access by Outsiders:
Overnight stays by outsiders are strictly prohibited in principle. Simple
visits are permitted only within designated times and locations with prior
approval from the Operating Entity.
②
Cleanliness and Hygiene:
Hygiene management within the bedroom is the responsibility of the Lessee.
Common areas must be tidied up immediately after use to ensure the rights of
other residents are not infringed upon.
③
Alcohol and Smoking:
The entire building is a non-smoking area. The bringing in and consumption of
alcohol are limited to the designated permitted scope.
Article 10 (Maintenance of
Dignity and Forced Termination of Agreement)
①
If acts that seriously impede
the peace of communal living—such as sexual harassment, verbal abuse, physical
violence, or insults—are detected among residents, the Operating Entity may immediately
terminate this Agreement and order forced eviction.
②
In the event of eviction under
Paragraph 1, the rent for the remaining period shall not be refunded.
Article 11 (Dispute Resolution
and Amendment of Management Rules)
①
Matters not specified in this
Agreement shall be governed by relevant laws, customs, and the internal
operating regulations of the share house.
②
Detailed rules necessary for
communal living may be amended or supplemented through consultation among
residents and with the consent of the Operating Entity, and such rules shall
have the same effect as this Agreement.
